Choose your estate agent

Selling your home can be stressful, it’s the biggest transaction you are ever likely to make. Having a property professional by your side throughout the process, keeping you informed and acting as your guide can make everything a lot more straightforward.

When choosing your estate agent; we suggest considering the following:

  • How are their properties presented?
  • Are they able to effectively and proactively market your property?
  • Are they are affiliated to any professional or regulatory bodies?
  • Do they have a reputation for providing excellent customer service?
  • Can I work with them and do they understand my circumstances?

Energy Performance Certificates (EPC)

You must have a valid EPC before your property can be marketed. They are valid for ten years and we can check for you if you have one or can organise one on your behalf.

Presenting your property

Viewings

We would never ask you to conduct viewings (unless you have specified otherwise) and are happy to arrange viewings out of normal office hours to suit you and your potential buyers.

No one knows your home like you but accompanied viewings mean we can use our expertise to help sell your property. Sometimes it’s a team effort!

Offers

As soon as an offer is received we will call you to discuss it with you and we will confirm the offer to you in writing. We will qualify your buyer’s ability to proceed and negotiate the offer on your behalf, keeping you informed every step of the way.

Instructing a solicitor

Finding the right solicitor can make the sales process run a lot smoother. Our advice would be to look for a solicitor with an established reputation for conveyancing who is based locally and if you need any guidance; we can point you in the right direction.

Once you have accepted an offer; we will prepare a Memorandum of Sale and write to all parties to confirm the agreed price and any associated terms and conditions.

Your solicitor will send out a draft contract to the buyer's solicitor who will then undertake the necessary checks and searches. The buyers will typically arrange for a survey to be carried out, particularly if they are taking out a mortgage.

We will continue to liaise with all parties...keeping you fully informed throughout and doing our best to iron out any complications that may arise.

Exchanging contracts

The sale of your home becomes legally binding once contracts have been exchanged between the solicitors and a mutually agreeable completion date is agreed.

Completion

On the agreed date, funds are transferred between the solicitors and we will be instructed once these are cleared and keys can be released.
